Racing Welfare submits planning application for Lambourn housing project

  • Racing Welfare has submitted an outline planning application for a housing development on the site of Collingridge Farm in Lambourn. 
  • The project would address the need for safe, quality, affordable accommodation for people working in, and retired from, the racing industry in the local area.

The proposed development site at Collingridge Farm, which adjoins the Injured Jockeys Fund’s Oaksey House, seeks to meet an identified need for safe, quality accommodation for young people working in racing in Lambourn, in addition to housing for older working staff and those who have retired from the industry.   Racing Welfare has submitted an application for outline planning permission for the project which, if successful, would lead to the submission of the detailed building and landscape design as part of a future planning application.

The development would aim to provide a high quality young people’s residence (for those aged 16-24yrs old) of 20 bedrooms within a wardened two storey building adjacent to Oaksey House.  The project would also look to provide a further 24 one- and two-bedroom homes, for racing staff and retired racing staff.  Whilst the design of the buildings and landscaping will be subject to a future planning application, the development will be attractively designed and landscaped in sympathy with its setting. 

A recent economic impact study into the importance of horseracing to the Lambourn area concluded that the industry contributes £22.6million to the local economy each year and accounts for one third of all jobs in and around the village.  However, the cost and availability of quality housing in the area for those working in racing is a significant and pressing issue, as identified by a Housing Needs Survey undertaken by Cambridge University in 2016.  As such, the proposed development would help to meet this need.

Dawn Goodfellow, Racing Welfare’s Chief Executive: “Horse numbers in Lambourn have steadily grown over the last 10 years and with this has come an increase in the number of people employed in the racing industry within the area.  Racing Welfare’s housing strategy focuses on the provision of accommodation for young people starting out in their careers where they can live in a safe, supported environment in order to help them make the transition from racing schools to independent living.  It also homes in on providing housing for those who have retired from racing, many of whom will have lived in tied properties throughout their lives and face significant challenges at the end of their careers for this reason. 

“The site at Collingridge Farm presents an opportunity to help counteract the housing shortage within the area and have a positive impact on the local racing community as a whole.”

  1. i agree it is a very good to build more homes here in Lambourn but i think there are better locations to choose to build. yes this land is free and yes is close to the village. However, the current situation with our water levels in the lambourn river, plus the drainage issue less then 1/4 mile that thames water have had to work on for at least 2 years would not be fit for this build. I am a young memeber of the community and i too want to buy and move out somewhere but even i think it’s not a sensible idea to build there. there is other available land around the village that can offer the same amount of properties (for example either side of the wantage round just passed wantage where the fields aren’t even used

  2. We’re the access coming from Oxford street and why Build a 3 story hostal on a flood plane ?? With no parking !!!!!

  3. I strongly agree for more houses to be build in Lambourn for First Time Buyers. I understand Racing is a strong part of Lambourn but please keep these monstrosity building for Upper Lambourn. Upper Lambourn has always been the Home Area for many Racing Workers.

    Keep Lambourn for Lambourn People please?

  4. Fantastic idea and the housing is much needed.
    The environmental health hazard of raw sewage appearing through manhole covers at street level is a great concern and needs addressing simultaneously

  5. Upper Lambourn has enough already. Agree this is for Lambourn village itself as sorely needed. Severe lack of housing which should be close to the village itself. Bit silly building on a flood plain but sure they will find somewhere in Lambourn itself as desperately needed.
